Property & Conveyancing

Since 1830 BS&Y have been advising clients in connection with the sale and purchase of residential properties. We recognise the emotional and financial investment you are making and our aim is always to make the process as swift, easy to understand and pain free as we possibly can. A core part of our long established reputation is our commitment to providing a personal and professional service to our clients. To that end, you will be assigned a qualified lawyer from the outset of your transaction as we believe that you should be able to have confidence that the person you appoint has the necessary expertise to deal with your matter. We also believe that one person should see your transaction through from start to finish. You will be free and positively encouraged to contact that person at any stage if you need advice or simply an update on how your matter is progressing.

As you can tell, we are very different from the large bulk business operations that have sprung up in recent years. We are very proud to say that we operate a fundamentally different service and we know that it is what our many clients want. We are keen to utilise the many benefits that modern technology has brought to the conveyancing process and many of the things we now do are routinely carried out by e-mail or over the internet.

We are happy to discuss your transaction over the telephone without obligation and in most cases to provide an estimate in advance of carrying out any work. In particular, we invite you to call us to discuss any of the following areas of property law:

  • Selling a house
  • Buying a house
  • Re-mortgages
  • Declarations of Trust
  • Transfers of Equity
  • Buy to Let purchases
  • Tenancy Agreements
  • Leases and Underleases
  • Shared Ownership leases
  • Rights of Way
  • Boundaries
  • Equity Release and Lifetime Mortgages
  • Deeds of Gift
  • Deeds of Consent and Waiver Forms
  • Purchases of Freeholds
  • Private mortgages
  • Selling or buying plots of land
  • Agricultural land
  • Sheltered accommodation
  • HIPS
  • Acting for local authorities (Parish and Town Councils)
